Guide de location

The gateway neighbourhood

About

Once a Musqueam village, Marpole is now a top choice for new parents. The family-friendly neighbourhood is often named one of the best places to live in Vancouver. So, what’s so great about Marpole? Well, you can get a full-on backyard without having to give up your access to downtown via the SkyTrain, or a short car ride. Plus there are beautiful homes available for rent in this neighbourhood, situated between Angus and Fraser, with 57th Ave as its northern border and the Fraser River in the south. And the prices are good by Vancouver standards. But the biggest draw has to be the atmosphere. There’s a relaxed vibe in Marpole and a sense of community that rivals any you’d find in a small town. No wonder people love it here!

Who lives here: Marpole is a family area. Vancouverites move here because they’ve got a family or are about to start one. There are lots of kids and young parents, so if you’re on your first baby, you’ll have lots of company. Locals are focused on their kids. Get ready for lots of conversations about mommy – and daddy – blogs! We’re not talking soccer parents though. These are parents who still want to stay in touch with downtown Vancouver life. They love their little ones but don’t want their own personalities to get lost in being parents.

Perfect for: Families.

Not-so-perfect for: Young professionals who love the hustle and bustle of downtown life.

Marpole Rental Market: Marpole isn’t about flash. It’s more about solid structures that were made to last. There’s a good mix of houses, most of which are from the 60s-era, as well as low-rise buildings. Marpole hasn’t experienced the massive jump in housing prices yet. Between that and the fact that you can actually find Marpole houses for rent with backyards here, it’s no wonder the neighbourhood is a popular choice for families. Make sure you get a solid lease because it won’t take long for prices here to catch up to the rest of the city!

Apartment Hunting in Marpole:

Be realistic about what you want when looking at Marpole apartments for rent. For example, if you go in with a plan to get a pool, gym, dishwasher, in-suite laundry and luxury finishes, you’re probably going to be disappointed. But if your wish list is, say, a nice three-bedroom house with hydro included, you can totally make that happen. You might even get the dishwasher and laundry. And, of course, you can find plenty of options with backyards. Basically, you may not find a memorable unit, but you’ll be able to find a unit to make memories in.

Typical housing type:

Classic single-family homes and low-rises.

Life & Style

In Marpole, life is about what matters most: the people you love. Instead of being focused on living the high life, residents put their relationships with family and friends first. As for everything else, locals are pretty laid back. That gives life a calm quality. It’s like a very trendy suburb – but you can still make it downtown for dinner anytime you want. That’s why Marpole is basically the best of both worlds – the urban and suburban. It’s a place where you say, “I’m not like a regular mom. I’m a cool mom.”

Neighbourhood

Marpole sits on the banks of the Fraser River. There are a number of natural spaces to enjoy throughout the neighbourhood. At the same time, there are several roads cutting through the neighbourhood, giving good access to the city and the Greater Vancouver Area. There’s also no shortage of elementary and secondary schools. Head to Highway 99 to run your errands as there are lots of basics there. The northeast is the place for family fun with a community centre and a pool. Then, just a few minutes south are a movie theatre and a SkyTrain station, as well as several big box stores. The neighbourhood boasts a number of hotels as the airport is just outside the area.

Fun Fact

Marpole is the ideal place to live if you need to be in Vancouver and close to the big-box store offerings of Richmond. There are lots of locals who have family in the suburbs but work downtown or where one partner works in one part of the Greater Vancouver Area and another works in a different part. If you’re in those kinds of situations, or if you just love getting out of the city on the weekends, Marpole could be perfect for you!
