About 4315 Michener Drive

Originally built on the outskirts of downtown Red Deer as an up and down duplex on the side of a forested hill. Each level has about 1,000 sq ft of living space so we call it 2,000 sq ft less the lower level utility room and the staircase connecting the two levels. The upper level has a ground level entrance on the north side and a south exit to an elevated deck. We had a bar-b-q on the deck so we could have bar-b-q year round. The lower level has a walk-out at ground level on the south side. It was described as "California-style" in the 1950's meaning large open spaced floor plans and large continuous windows. From the street (north) side the outside of the house looks like a cottage roofed bungalow. Walking through the front door you see floor to ceiling windows the entire length of the south wall and west wall. The kitchen and an upstairs bathroom take up the remainder of the upper level west wall. They have normal smaller windows. The kitchen is open to the south room with the windows. We call the south room the "Tai Chi" room because we use to teach Tai Chi in that space. We changed out the carpet to pine wood flooring. It would easily accomodate a dozen students plus some minimal furniture. Not sure when, but a staircase was installed connecting the lower level to the upper level. This is when it became a single family dwelling. The south and west wall of the lower level has 4 foot high windows from the top of a pony wall to the ceiling. There are two rooms on the south side lower level. The big room (~ 16 x 25) we use as a bedroom. Lots of room for the king size bed, chests of drawers, and plants. It has a gas insert fireplace in the same mid-room north wall location as the one in the Tai Chi room. The smaller room adjacent to the bedroom I use as a home office. A similar sized room north across the hall is used for storage. The lower level bathroom is about twice as large as the upstairs bathroom. They both have tubs, showers, sinks. The floor of the lower level is 2 x 8 fir joists covered by 5/8 fir plywood covered with carpet. The heat ducts from the furnace run under this floor rather than through the ceiling. No cold hard concrete floor beneath a carpet to get out of bed and walk to the bathroom on. The utility room is adjacent to the lower level bathroom. There are two furnaces each with their own thermostat - one for the lower level the other for the upper level so each level is heated independent of the other level. The yard stretches away from the house on the north and west side ending in forest where the hillside descends to the south. It is a beautiful view at any time of year from the windows in the Tai Chi room and the lower level bedroom. Often there are deer, moose, porcupines, and skunks passing through. There is a tierd garden northwest of the house that can be seen from the west end of the Tai Chi room. Laura owned and operated a flowershop in downtown Red Deer for more than 20 years. The lease camed due in mid-COVID. Since the majority of business was on-line and telephone orders (no weddings, no walk-ins allowed) we moved the flower shop into the house. It uses a 15 x 22 foot room on the upper level east side of the house and the upper level bathroom, and the storage room in the northeast corner of the lower level across the hall from the room I use as an office. Laura sold the flower shop business so we could begin travelling living full time in our 32 foot Class A motorhome. The lady who bought the flower shop business is moving out in August of 2027. In the meantime if you rent the rest of the house it is shared with her as the business purchase arrangement included use of the existing flower shop space for a defined period. Christmas, Valentines Day, and Mother's Day she has a few ladies helping her make arrangements and delivering. The rest of the time she is on her own. Walk-ins or pick-ups are rare. The flower lady and ourselves are non-smokers. We want renters who are non-smokers. We like to meet prospective renters before we decide to show the house. Did I mention we are about an 8 minute walk from the Little Ice Cream Shop on Ross Street?
