That can confuse the tenant and invites more questions.<\/p>\n<p>Conclude by reassuring the tenant that your screening isn\u2019t based on age, race, religion, marital or family status or gender (which it shouldn\u2019t anyways).<\/p>\n<h2><b>#2 &#8211; Although You Don\u2019t Allow Pets, Is It Ok If I Bring My Small Dog\/Cat?<\/b><\/h2>\n<p>Even though it was clearly laid out in your <a href=\"https:\/\/rentals.ca\/blog\/landlord-guide-how-to-advertise-your-rental-property\">rental advertisement<\/a>, some prospective tenants still ask that question during a visit.<\/p>\n<p>Most of us are animal lovers and being asked the question in person and on the spot often leads landlords to accept. \u00a0After all, a small dog or cat isn\u2019t likely to damage the floors right?<\/p>\n<p>When a tenant springs this question on you, know ahead of time if you\u2019re willing to compromise on the issue.<\/p>\n<p>If you are, have a clear statement prepared. \u00a0Topics to include in your answer are:<\/p>\n<ul>\n<li>How much extra you\u2019ll charge because of the pet.<\/li>\n<li>What the rules are regarding noise, where the animal can be on\/off leash and where the animal can relieve itself.<\/li>\n<li>The penalty in case of damages.<\/li>\n<\/ul>\n<p>If you\u2019re stringent on enforcing a pet ban, then your answer should be positively spun. \u00a0Explain to the prospective tenant that it\u2019s for the enjoyment of other residents in the area that you don\u2019t allow pets.<\/p>\n<h2><b>#3 &#8211; Can I List the Unit on Airbnb When I\u2019m Out of Town? <\/b><\/h2>\n<p>This question puts landlords in a tough position. \u00a0On one end, you want to sign the tenant as quickly possible. \u00a0On the other, you heard so many <a href=\"https:\/\/www.cbc.ca\/news\/canada\/toronto\/toronto-airbnb-rentals-followup-1.4773393\">horror stories regarding Airbnb sublets<\/a> that you don\u2019t want them in your property.<\/p>\n<p>If you don\u2019t want Airbnbs, you can still spin it in a positive way.<\/p>\n<p>Let the tenant know that as much as you like Airbnb and use it yourself, city bylaws explicitly state that hotel-style sharing economy accommodations aren\u2019t allowed without a license (most Canadian cities have some rule of the sort).<\/p>\n<p>If you\u2019re renting a unit that\u2019s part of a condo building, <a href=\"https:\/\/business.financialpost.com\/legal-post\/ontario-court-ruling-says-condo-buildings-can-ban-sharing-services-such-as-airbnb\">most boards explicitly ban short term rentals<\/a>, giving you the perfect scapegoat.<\/p>\n<h2><b>#4 &#8211; Will I Be Able to Go Month to Month After the Lease Ends?<\/b><\/h2>\n<p>Before you prepare an answer for this question, ask yourself if the property will need any major renovations in the next few years.<\/p>\n<p>If the answer is yes, then giving the tenant month-to-month flexibility may not be right for you.<\/p>\n<p>When you answer the tenant, spin it positively by letting them know that you take maintenance seriously and plan on renovating. \u00a0For that reason, you can\u2019t offer month-to-month flexibility. However, you\u2019d be happy re-signing shorter leases until the time comes to renovate. \u00a0Just make sure both you and the tenant have a clear agreement on move-out dates.<\/p>\n<p>If you\u2019re in a competitive market and have a newer property, offering the tenant flexibility is a great way to give your unit a competitive edge.<\/p>\n<h2><b>#5 &#8211; Is It Ok If We Don&#8217;t Include My Partner on the Lease?<\/b><\/h2>\n<p>If a potential tenant asks this question, it\u2019s likely because there\u2019s an underlying problem that\u2019s being hidden.<\/p>\n<p>You can ask why that partner shouldn\u2019t be included. \u00a0Is it because of poor credit? Bad references? Problems with law enforcement?<\/p>\n<p>Accepting to have a permanent tenant not included on the lease invites potential risks for a landlord. \u00a0If the signed tenant leaves, you\u2019re left with an unleased tenant in your property.
