\u00a0The people who visit those spots are the same ones that would want to live in the area.<\/p>\n<p>Many coffee shops, co-working spaces, theatres and even restaurants have bulletin boards at the entrance. \u00a0Ask the owner if you can post a sign in their business (most will say yes).\u00a0 If there aren\u2019t billboards available, put up signs on telephone or electrical poles in the area around your rental.<\/p>\n<h2><b>Ask Current or Past Tenants for Referrals<\/b><\/h2>\n<p>Ask your past (or even current) tenants to refer the property to some of their friends. \u00a0Of course, this is assuming you\u2019re asking tenants that aren\u2019t\/weren\u2019t problematic and with whom you built a positive and professional relationship with.<\/p>\n<p>Why is this an efficient strategy?<\/p>\n<p>For the most part, similar people attract and socialize with each other. \u00a0If you didn\u2019t have any problems with the previous renter, odds are you won\u2019t with one of their friends. \u00a0Of course, you still have to properly screen every potential tenants.<\/p>\n<p>That said, small landlords should avoid lucrative incentive strategies for referrals (ie current tenant gets one month\u2019s rent free). \u00a0This can incentivize tenants to refer friends who aren\u2019t the right fit.\u00a0 Worse yet, you may get too many referrals.\u00a0 You\u2019ll waste\u00a0 your valuable time showing the property and screening potential tenants.<\/p>\n<h2><b>Advertise on Online Rental Listing Platforms<\/b><\/h2>\n<p>Gone are the days of listing rentals on sites like Kijiji or Craigslist.<\/p>\n<p>You\u2019re advertising real estate, not a used waffle maker!<\/p>\n<p>Here\u2019s why online rental listing platforms like <a href=\"https:\/\/rentals.ca\/\">Rentals.ca<\/a> are better than general market places:<\/p>\n<ul>\n<li>They\u2019re free for small landlords.<\/li>\n<li>They get tons of daily traffic and repeat visitors.<\/li>\n<li>They generate more leads than the alternative because:\n<ul>\n<li>Tenants can screen by area, property type, price.<\/li>\n<li>The platforms are optimized for user experience.<\/li>\n<li>They work on mobile devices (a large number of tenants do their apartment hunting during breaks and on their phones).<\/li>\n<\/ul>\n<\/li>\n<li>They connect potential tenants directly to landlords.<\/li>\n<\/ul>\n<p>Compared to the alternative, creating a listing is easy. \u00a0Just fill in the form, upload pictures of the property and you\u2019re on your way.<\/p>\n<p>If you\u2019re new to writing listing descriptions, or aren\u2019t sure what works or what doesn\u2019t, you can <a href=\"https:\/\/rentals.ca\/blog\/landlord-guide-how-to-advertise-your-rental-property\">learn how to advertise your property<\/a>.<\/p>\n<h2><b>Emphasize on Experience, Not Just Hardware<\/b><\/h2>\n<p>Millennials are the largest demographic and seek experiences above material belongings. \u00a0They also prefer renting real estate over owning it.\u00a0 If you\u2019re not considering them in your rental strategy, you\u2019re missing out on a large number of potential tenants.<\/p>\n<p>Yet how many times have you read (or used yourself) a line like \u201cspacious brand new 1 bedroom for rent\u201d or \u201c1 bedroom condo for rent in (insert area name)\u201d? \u00a0The problem with those listings is that they describe hardware, not experiences.<\/p>\n<p>So ask yourself what the best features of your property are. \u00a0Pick one or two and plug directly into the listing title.\u00a0 Looking for inspiration? \u00a0Here are a few one-liners you can use:<\/p>\n<ul>\n<li>Walking distance to metro.<\/li>\n<li>Right next to [university or college]<\/li>\n<li>Looks onto water.<\/li>\n<li>In the heart of the action.<\/li>\n<li>Steps away from [area that\u2019s fun].<\/li>\n<li>Loaded with amenities.<\/li>\n<li>Great for hosting.<\/li>\n<\/ul>\n<p>Then for the rest of the listing, each bullet point or sentence should invoke at least one experience or sensation. \u00a0Here are a few adjectives you can use to achieve this: bright, vibrant, exciting, unique, unforgettable, social.<\/p>\n<h2><b>Hire a Drone Video Photographer<\/b><\/h2>\n<p>If you\u2019re renting out a property on a large parcel of land, or adjacent to a park or woods, you can highlight that desirable feature by including a short drone video in your listing.<\/p>\n<p>While a picture is worth a thousand words, it can\u2019t capture a landscape the same way as aerial video photography. \u00a0Drone footage creates a sense of scale and does a great job at showing distances and depth.<\/p>\n<p>Drones are decreasing in cost every year and finding drone photographers is as simple as a quick Google search for your area.<\/p>\n<p>Here are a few tips to keep in mind for your drone video:<\/p>\n<ul>\n<li>Keep it short: no more than 30 seconds. \u00a0You aren\u2019t producing a feature film!<\/li>\n<li>Re-create the experience (ie waking up to the landscape), then show the general layout of the property.<\/li>\n<li>Avoid overproduction.<\/li>\n<\/ul>\n<h2><b>Get a 3D Tour of the Property<\/b><\/h2>\n<p>Similar to drone videos, 3D tours are becoming an increasingly popular feature in rental listings. \u00a0They\u2019re dropping in price every year and an increasing number of photographers are offering them as a service. \u00a0Some rental sites like <a href=\"https:\/\/www.torontorentals.com\/\">TorontoRentals.com offer 3D tours<\/a> as part of their listing services.<\/p>\n<p>3D tours generate more leads because they give a potential tenant a true sense of scale of inside the property. \u00a0However, this doesn\u2019t mean every listing needs one.\u00a0 3D tours are great for:<\/p>\n<ul>\n<li>Large rentals with many rooms.<\/li>\n<li>Rentals with unusual layouts.<\/li>\n<li>Units with many hallways, or where lines of sight are broken.<\/li>\n<\/ul>\n<p>In other words, a rental like a condo loft or a bachelor condo pad don\u2019t really benefit from one.<\/p>\n<p>Booking a 3D photographer is as simple as a Google search in your. \u00a0Once you\u2019ve found one, here are a few considerations:<\/p>\n<ul>\n<li><a href=\"https:\/\/rentals.ca\/blog\/why-landlords-should-consider-staging-their-rental-property\">The unit should be staged<\/a> or include furniture.<\/li>\n<li>The rental needs to be well-lit. \u00a0Book the appointment around noon.<\/li>\n<li>Take extra viewpoints over niches or unique features of the property.<\/li>\n<li>Include viewpoints looking out of the unit.<\/li>\n<\/ul>\n<h2><b>Wrapping This Up<\/b><\/h2>\n<p>As you can see, attracting new tenants isn\u2019t difficult if you think outside the box. \u00a0With a bit of creativity, you can do better than putting up a boring listing and hoping for the ideal to show up at your doorstep.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Canada\u2019s rental market is booming. \u00a0Not only is the average rent going up, turnover rates are going down.
