Being dismissive will only anger your tenant.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Finally, keep all your communications as well as receipts for expenses related to tenant complaints in writing. \u00a0These may come in handy should the situation ever reach a legal dispute.<\/span><\/p>\n<h2><b>Handling Maintenance-Related Complaints<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Maintenance issues are the most common types of complaints issued by tenants. \u00a0What makes them frustrating is that because they aren\u2019t the property owner, tenants are unable to handle them right away. \u00a0They rely solely on you, the landlord, to fix them.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The first thing to do when receiving a maintenance \u00a0complaint is to go visit the property yourself. Tenants aren\u2019t always knowledgeable of building maintenance. \u00a0While they may be able to describe the issue, they may not be able to accurately point out the root cause. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ask for a good time to enter the unit and get a clear picture of what the issue is. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Once you have a good understanding of what\u2019s causing the tenant\u2019s maintenance complaint (and have begun fixing it) communicate with your tenant. \u00a0Let him or her know what the problem was caused from, how you\u2019re handling it and when it\u2019ll be resolved.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ideally, follow up with the tenant a few days after the complaint was handled.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you\u2019re renting out a multi-family property, communicate with the other tenants to see if they are dealing with a similar issue.<\/span><\/p>\n<h2><b>Dealing With Noisy Neighbor Tenant Complaints<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">When you get a noisy neighbors complaint, first ask your tenant to try and speak with the neighbor causing the disturbances and resolve the situation amicably. \u00a0Your tenant should be able to <\/span><a section governing noise, refer the tenant to that clause. \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, when the neighbor isn\u2019t also your tenant, things can get a bit more complicated. \u00a0In such cases, involving the city\u2019s bylaw enforcement section is the quickest and straightforward method to resolve the issue.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ultimately, if the tenant doesn\u2019t stop the disruptive behavior, you may have to consider eviction.<\/span><\/p>\n<h2><b>Pest-Related Complaints<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Nothing can make you lose good tenants faster than a pest infestation. \u00a0From bed bugs, to cockroaches, to rodents, few tenants will put up with pests for very long.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Don\u2019t wait until you get a pest complaint to take action. \u00a0If you haven\u2019t already, <\/span><a href=\"https:\/\/www.environmentalpestcontrol.ca\/blog\/how-to-hire-a-pest-control-company\"><span style=\"font-weight: 400;\">research competent and reliable exterminators in your area<\/span><\/a><span style=\"font-weight: 400;\">. \u00a0Write down their contact information so that it\u2019s easily accessible in a time of need. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">In the event a tenant contacts you for a pest complaint, take action quickly. \u00a0Contact the exterminator and let the tenant know when they should get a visit.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Depending on how many units you have in close proximity, or if you\u2019re renting a multi-family property, consider hiring a service for preventative measures.<\/span><\/p>\n<h2><b>Resolving Pet Complaints<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Most tenant complaints involving pets relate to dogs, specifically, barking, feces and aggressive behavior.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When it comes to a barking dog, deal with the issue the same way you would a noise complaint. \u00a0Attempt an amicable resolution first.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, if the dog owner is unable to stop the barking, issue written warnings. \u00a0Eventually, you may have to ask the owner to remove the dog from the property or face eviction.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While eviction is a last resort, it\u2019s best to lose one problematic tenant than lose several tenants.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As for pet complaints related to feces, the first step is to ask the owner to pick up after themselves.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If the behavior doesn\u2019t stop, you can invoke city bylaws related to the issue. \u00a0You can also refer the tenant to the lease agreement which should include clauses related to cleanliness. \u00a0If the situation goes on, you can issue written warnings that eventually lead to evictions.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As for aggressive dog behavior, it must be dealt with quickly. \u00a0If a tenant feels unsafe because of a potentially aggressive animal, the responsible owner must take immediate corrective measures. \u00a0If the situation doesn\u2019t resolve in under a week, issue written warnings and contact the city bylaw.<\/span><\/p>\n<h2><b>Wrapping This Up<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Ultimately, tenant complaints are unavoidable. \u00a0Regardless of the type of complaint you\u2019re faced with, remember to: <\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Listen to the tenant and truly understand the complaint.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Not belittle or dismiss the
