Studio and one-bedroom trends have improved more consistently across markets, while three-bedroom rents still represent a substantially higher share of renter income in many cities.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><b>A post-2022 run-up, followed by easing pressure&nbsp;<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400;\">Across Canada, the share of income required to pay rent rose sharply from <\/span><b>late 2022 into 2023<\/b><span style=\"font-weight: 400;\">, before trending lower through 2024 and into 2025. Ottawa measured <\/span><b>28.2%<\/b><span style=\"font-weight: 400;\"> in <\/span><b>October 2025<\/b><span style=\"font-weight: 400;\">, improving from earlier high points. By <\/span><b>October 2025<\/b><span style=\"font-weight: 400;\">, average asking rents represented <\/span><b>23.2%<\/b><span style=\"font-weight: 400;\"> of renter income in both Calgary and Edmonton. In Calgary, this follows a pullback of roughly <\/span><b>$320<\/b><span style=\"font-weight: 400;\"> per month from its September 2023 peak of <\/span><b>$2,230<\/b> <span style=\"font-weight: 400;\">to <\/span><b>$1,910<\/b><span style=\"font-weight: 400;\"> in October 2025. Edmonton has experienced a more modest adjustment, with average rents easing by approximately <\/span><b>$88<\/b><span style=\"font-weight: 400;\"> per month since peaking in September 2024, bringing the average to <\/span><b>$1,637<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><b>What\u2019s behind the improvement?<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400;\">A combination of factors is driving the shift:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">Rent growth is moderating from peak levels in many markets, with some cities experiencing outright declines as elevated levels of new rental supply have come online and demand conditions have normalized.<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Income growth has continued steadily since 2022, with <\/span><a href=\"https:\/\/www150.statcan.gc.ca\/t1\/tbl1\/en\/tv.action?pid=1410022201\"><span style=\"font-weight: 400;\">Statistics Canada reporting an 11.7% increase in nominal average weekly earnings<\/span><\/a><span style=\"font-weight: 400;\"> nationwide from October 2022 to October 2025.<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">The result is a narrowing gap between renter incomes and asking rents in many markets since peak conditions.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><b>Methodology<\/b><\/h3>\n\n\n\n<p><span style=\"font-weight: 400;\">Median income is based on Statistics Canada\u2019s Canadian Income Survey, using data reported by CMHC for median pre-tax renter household income (latest available 2023). Income is adjusted using Statistics Canada data for average weekly earnings, broken down by province. For Census Metropolitan Areas (CMAs) not listed in CMHC\u2019s data, the closest listed CMA is used as a proxy.
