Rents declined for the 14th month in a row, decreasing 3.1% from a year ago and down 4.6% from two years earlier. Compared to November 2023, average rents were $100 per month lower.<\/p>\n<p data-block-key=\"cso95\">Despite declines recorded over the past two and a half years, average rents remained 3.4% ($68 per month) higher than three years ago.<\/p>\n<p data-block-key=\"cecl1\">Seasonal rental demand typically peaks in July and then cools through the fall. In November, active prospects declined for a fourth straight month as the market headed into the winter slowdown. Average rents for condo rentals declined 3.7% annually to $2,157, with a steeper annual decline of 5.2% to an average of $2,087 for all other forms of secondary market units. Purpose-built units remained the most affordable form of rental with an average rent of $2,060, decreasing by the smallest amount over the past year, with a 2.0% decline.<\/p>\n<p data-block-key=\"tvgc\"><b>One-Bedroom Rents Fall 3.8%<\/b><\/p>\n<p data-block-key=\"fmkhg\">Two-bedroom units, the most common form of rental, recorded a 2.1% annual rent decrease in November to an average of $2,179. Three-bedroom rents continued to hold up best with only a 0.4% annual decline to an average of $2,503. Annual declines for average apartment rents were largest in B.C. (-6.4% to $2,362), Alberta (-4.3% to $1,682), and Ontario (-3.5% to $2,270).<\/p>\n<p data-block-key=\"2mpr5\">In both B.C. and Ontario, apartment rents have fallen for the past three years, down 2.6% and 5.2%, respectively, during the period. All other provinces have seen apartment rents rise considerably compared to three years ago, led by a 21.8% increase in Saskatchewan. Drop 7% from Last Year<\/b><\/p>\n<p data-block-key=\"825oa\">Across Canada, average apartment rents increased the most during the past year for two-bedroom units in Saskatchewan (+3.1% to $1,496) and three-bedroom units in Quebec (+2.2% to $2,655). Annual declines remained strongest in Vancouver (-6.8% to $2,692), Calgary (-5.9% to $1,844), and Toronto (-5.0% to $2,508). More moderate annual decreases continued in Montreal (-3.3% to $1,936) and Edmonton (-2.8% to $1,512), with rents holding relatively steady over the past year in Ottawa (-0.7% to $2,157).<\/p>\n<p data-block-key=\"6qi0b\">Apartment rents in Vancouver fell on an annual basis for the 24th consecutive month to reach their lowest level since March 2022, dropping 14.5% over the past three years. In Toronto, apartment rents were down 16.0% in the past three years, falling to their lowest level since May 2022. CMHC rental rates are reflective of what the average household spends on rental housing and not the current market rents for vacant units. The data used in this report is based on the asking rates of available (vacant) units only and reflect on-going trends in the market. This covers a smaller sample size but is more representative of the actual market rent a prospective tenant would encounter. The Rentals.ca Network of ILS\u2019s data typically provides much higher rental rates compared to CMHC, as vacant units typically reset to market rates when not subject to rent control.<\/i><\/p>\n<p data-block-key=\"b9s8m\"><i>The average and median rental rates in this report can also skew higher than CMHC\u2019s data for the following reasons: the inclusion of larger more expensive unit types such as single-family homes, townhouse units, and large luxury condominium units; the presence of duplicate or multiple listings at the same property and the survivorship bias where more expensive or over-priced units take longer to lease and remain in the sample longer.<\/i><\/p>\n<p data-block-key=\"7nkpu\"><i>Properties listed for greater than $5,000 per month, and less than $500 per month are removed from the sample.
