This is the longest stretch of falling rents since the COVID-19 pandemic, when rents showed annual decreases for fifteen consecutive months.<\/p>\n<p data-block-key=\"fmvoe\">The year-over-year decline in rents during August was less than the 3.7% annual decrease recorded in July and the smallest annual decline since November 2024. Rents in Canada remained higher than two years ago, up 1.0% from August 2023.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/1_-_AARAPT_-_SEPT2025.width-800.png\" alt=\"1 - AARAPT - SEPT2025\" width=\"800\" height=\"518\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/2_-_ACAARAPT_-_SEPT2025.width-800.png\" alt=\"2 - ACAARAPT - SEPT2025\" width=\"800\" height=\"492\" \/><\/p>\n<p data-block-key=\"evr3i\">Between July and August, asking rents increased 0.8%, bringing the three-month change back into positive territory with a 0.4% gain. Averaged over the past 12 months, asking rents in Canada were down 2.6% from the 12-month period ending August 2024.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/3_-_AC12MMAARAPT_-_SEPT2025.width-800.png\" alt=\"3 - AC12MMAARAPT - SEPT2025\" width=\"800\" height=\"495\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/4_-_3MCAARAPT_-_SEPT2025.width-800.png\" alt=\"4 - 3MCAARAPT - SEPT2025\" width=\"800\" height=\"480\" \/><\/p>\n<p data-block-key=\"env2k\"><b>Purpose-built Rents Slip 0.4% from a Year Ago<\/b><\/p>\n<p data-block-key=\"15fvc\">Asking rents for purpose-built rentals decreased 0.4% year-over-year in August, compared to larger annual declines of 3.7% for condo rentals and 6.0% for house\/townhouse rentals. Purpose-built rents increased by 5.7% over the past two years, while condo rents were down 3.7% and house\/townhouse rents fell 6.1%. Compared to three years ago, purpose-built rents increased by 22.6% to $2,108, while condo rents grew by 4.3% to $2,221 over the same period, and house\/townhouse rents declined by 0.4% to $2,195.<\/p>\n<p data-block-key=\"1skh\">Across the entire market, studio rents continued to perform best of any unit type, increasing 1.1% annually, 10.1% over the past two years, and 20.7% over the past three years.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/5_-_CAARPT_-_SEPT2025.width-800.png\" alt=\"5 - CAARPT - SEPT2025\" width=\"800\" height=\"541\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/6_-_CAARUTAPT_-_SEPT2025.width-800.png\" alt=\"6 - CAARUTAPT - SEPT2025\" width=\"800\" height=\"502\" \/><\/p>\n<p data-block-key=\"e3c6u\"><b>Studio Rents for Condos Drop 8%<\/b><\/p>\n<p data-block-key=\"6bk81\">Purpose-built studio rents increased 2.0% annually to an average of $1,636. However, condo studios saw rents drop 7.7% over the past year to an average of $1,741, representing the largest decline across all unit types. The strongest segment of the Canadian rental market in August was three-bedroom purpose-built rentals, which saw rents rise 3.5% annually to an average of $2,772. Within the condo segment, three-bedroom rentals experienced the smallest annual decline in rents of 1.5% to an average of $2,945.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/7_-_AARAUT_-_SEPT2025.width-800.png\" alt=\"7 - AARAUT - SEPT2025\" width=\"800\" height=\"507\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/8_-_ACARAUT_-_SEPT2025.width-800.png\" alt=\"8 - ACARAUT - SEPT2025\" width=\"800\" height=\"511\" \/><\/p>\n<\/section>\n<section class=\"content-block\">\n<h2><span style=\"color: #00ccff;\">Provincial Overview<\/span><\/h2>\n<div class=\"flourish-embed flourish-table\" data-src=\"visualisation\/25006337\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/25006337\/thumbnail\" width=\"100%\" alt=\"table visualization\" \/><\/noscript><\/div>\n<div class=\"flourish-embed flourish-table\" data-src=\"visualisation\/25006339\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/25006339\/thumbnail\" width=\"100%\" alt=\"table visualization\" \/><\/noscript><\/div>\n<p data-block-key=\"6hka0\"><b>Apartment Rents Fell the Most in Alberta<\/b><\/p>\n<p data-block-key=\"7q5h1\">By province, Alberta led declines in asking rents for purpose-built and condo apartments in August, with a 3.5% year-over-year decrease to an average of $1,746. However, on a two- and three-year basis, apartment rent growth in Alberta was among the highest in Canada at 6.8% and 23.5%, respectively. Annual declines in average apartments during August also occurred in B.C (-2.7% to $2,467), Ontario (-2.5% to $2,330), Quebec (-0.2% to $1,959) and Nova Scotia (-2.2% to $2,286). B.C. and Ontario were the only provinces to see apartment rents fall compared to two years ago, with declines of 7.8% and 6.7%, respectively.<\/p>\n<p data-block-key=\"72da4\">Saskatchewan remained the provincial leader for apartment rent growth, posting a one-year increase of 3.2%, a two-year increase of 25.3% and a three-year increase of 28.7%. At an average of $1,381, apartment rents in Saskatchewan were 35% below the national average. Manitoba was the only other province to see apartment rents rise in the past year, increasing 1.2% to an average of $1,613.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/9_-_AARPPBCRA_-_SEPT2025.width-800.png\" alt=\"9 - AARPPBCRA - SEPT2025\" width=\"800\" height=\"534\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/10_-_CAARPPBCRA_-_SEPT2025.width-800.png\" alt=\"10 - CAARPPBCRA - SEPT2025\" width=\"800\" height=\"530\" \/><\/p>\n<p data-block-key=\"7uqu9\"><b>One-Bedroom Rents Down 5% in Ontario<\/b><\/p>\n<p data-block-key=\"eds4e\">In Ontario, one-bedroom apartment rents fell the most over the past year, with a 4.9% decline to an average of $2,077, while three-bedroom rents held up best with only a 0.6% annual decrease to $3,064. In B.C., three-bedroom apartment rents grew 3.7% from last year to reach an average of $3,495, contrasting the 3.5-3.6% annual rent declines for one- and two-bedroom apartments. Quebec also recorded annual rent growth of 3.7% for three-bedroom apartments to an average of $2,628. In Manitoba and Nova Scotia, three-bedroom apartment rents declined 6.9% and 6.1%, respectively, partly caused by a compositional shift in listings towards lower-priced units.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/11_-_AARPUTPBCRA_-_SEPT2025.width-800.png\" alt=\"11 - AARPUTPBCRA - SEPT2025\" width=\"800\" height=\"509\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/12_-_ACAARPPBCRA_-_SEPT2025.width-800.png\" alt=\"12 - ACAARPPBCRA - SEPT2025\" width=\"800\" height=\"529\" \/><\/p>\n<\/section>\n<section class=\"content-block\">\n<h2><span style=\"color: #00ccff;\">Municipal Overview<\/span><\/h2>\n<div class=\"flourish-embed flourish-table\" data-src=\"visualisation\/25006335\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/25006335\/thumbnail\" width=\"100%\" alt=\"table visualization\" \/><\/noscript><\/div>\n<div class=\"flourish-embed flourish-table\" data-src=\"visualisation\/24995233\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24995233\/thumbnail\" width=\"100%\" alt=\"table visualization\" \/><\/noscript><\/div>\n<p data-block-key=\"da72e\"><b>Vancouver Apartments Dropped 15% in Past Two Years<\/b><\/p>\n<p data-block-key=\"8oh34\">Among Canada\u2019s six largest markets, average apartment rents fell the most over the past year in Vancouver (-9.5% to $2,820) and Calgary (-6.6% to $1,911). The 3.4% year-over-year decrease in apartment rents in Toronto to an average of $2,606 was the smallest annual decline in 15 months. Similarly, in Montreal, apartment rents dipped only 0.5% from a year ago to an average of $1,978, the smallest annual decline of the past 12 months. Ottawa apartment rents experienced a minor 1.0% decrease from last year to an average of $2,202, while Edmonton apartment rents edged up 0.9% from a year ago to an average of $1,585.<\/p>\n<p data-block-key=\"dlo7d\">Edmonton apartment rents have increased the most in recent years, recording two-year growth of 10.2% and three-year growth of 25.5%. Despite recording a two-year decrease of 1.1%, Montreal apartment rents experienced the second fastest growth over the last three years, with a 15.1% increase. Vancouver and Toronto apartments have fallen over the past two years by 15.0% and 10.1%, respectively, with three-year declines of 9.7% and 2.2%.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/13_-_AARC6LMPBCA_-_SEPT2025.width-800.png\" alt=\"13 - AARC6LMPBCA - SEPT2025\" width=\"800\" height=\"504\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/14_-_CAAR6LMPBCRA_-_SEPT2025.width-800.png\" alt=\"14 - CAAR6LMPBCRA - SEPT2025\" width=\"800\" height=\"471\" \/><\/p>\n<p data-block-key=\"d333a\"><b>Three-Bedroom Rents Rise in Montreal and Edmonton<\/b><\/p>\n<p data-block-key=\"1qlfp\">Three-bedroom apartment rents experienced year-over-year growth of 3.2% in Montreal (to $2,810) and 4.9% in Edmonton (to $2,035). In Calgary, three-bedroom apartments saw the steepest annual decline of 10.5% (to $2,406). Vancouver posted the largest year-over-year rent decrease for one-bedroom apartments (-8.1% to $2,515), while Toronto recorded the biggest annual decline for two-bedroom apartment rents (-7.4% to $2,946).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/15_-_ACAAR6LMPBCRA_-_SEPT2025.width-800.png\" alt=\"15 - ACAAR6LMPBCRA - SEPT2025\" width=\"800\" height=\"496\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/16_-_AARBT6LMPBCRA_-_SEPT2025.width-800.png\" alt=\"16 - AARBT6LMPBCRA - SEPT2025\" width=\"800\" height=\"498\" \/><\/p>\n<p data-block-key=\"p3q3\"><b>Most Expensive Rental Markets Concentrated in Greater Vancouver and Toronto Areas<\/b><\/p>\n<p data-block-key=\"cbrnf\">Outside of Vancouver proper, the most expensive cities in Canada based on average apartment rents in August were North Vancouver ($3,056) and Richmond ($2,740). Oakville ranked third with an average apartment rent of $2,700, with B.C. markets of Coquitlam ($2,651) and Burnaby ($2,618) rounding out the top five. Overall, 15 of the top 25 most expensive cities in Canada (outside the six largest cities) were located in Ontario, including 10 within the Greater Toronto Area.<\/p>\n<p data-block-key=\"9is8q\">Seven of the 10 most affordable cities (outside the six largest) based on average apartment rents were located in Alberta, led by Lloydminster ($1,179), Medicine Hat ($1,287), and Fort McMurray ($1,364). Outside of Alberta, the top 10 most affordable list included Regina ($1,432), Saskatoon ($1,443) and Winnipeg ($1,618). There were eight Ontario cities ranked among the 25 most affordable, with the least expensive represented by Windsor ($1,691) and Sarnia ($1,694).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/17_-_HAARPBCRAT25M_-_SEPT2025.width-800.png\" alt=\"17 - HAARPBCRAT25M - SEPT2025\" width=\"800\" height=\"523\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/18_-_LAARPBCRAT25M_-_SEPT2025.width-800.png\" alt=\"18 - LAARPBCRAT25M - SEPT2025\" width=\"800\" height=\"486\" \/><\/p>\n<p data-block-key=\"2s4so\"><b>Several GTA Markets Report Largest Rent Declines<\/b><\/p>\n<p data-block-key=\"esiv3\">Kingston, Ontario, emerged as the city with the fastest rising apartment rents in August, posting a 15% annual increase. Following in second and third were St. Albert, Alberta (+10.0%) and Abbotsford, B.C. (+8.2%). Woodstock, Ontario, was ranked fourth with annual apartment rent growth of 6.9%, with fifth spot going to Saskatoon, Saskatchewan (+6.8%).<\/p>\n<p data-block-key=\"ccmlc\">Apartment rents in Cote Saint-Luc (QC) continued to face steep annual declines due to a compositional shift in listings away from higher-priced properties. In B.C., apartment rents fell fastest in the past year in Surrey (-13.9%), Burnaby (-10.1%), New Westminster (-9.3%), Kelowna (-7.8%), and Langley (-6.2%). The sharpest annual decreases in apartment rents in Ontario were found in Vaughan (-9.7%), East York (-9.2%), Mississauga (-7.2%), Brampton (-5.8%), Oshawa (-5.6%), and Kitchener (-5.3%).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/19_-_ACARPBCA15FGM_-_SEPT2025.width-800.png\" alt=\"19 - ACARPBCA15FGM - SEPT2025\" width=\"800\" height=\"514\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/20_-_ACARPBCA15SGMO6L_-_SEPT2025.width-800.png\" alt=\"20 - ACARPBCA15SGMO6L - SEPT2025\" width=\"800\" height=\"481\" \/><\/p>\n<p data-block-key=\"cit00\"><b>Shared Accommodation Rents Down for Ninth Straight Month<\/b><\/p>\n<p data-block-key=\"1lqm0\">Shared accommodation rentals tracked in four provinces saw listings rise 19% annually in August. Continued strong growth in supply caused average rents to fall 5.9% from a year ago to an average of $952. Shared accommodation rents in Canada have decreased annually for nine consecutive months.<\/p>\n<p data-block-key=\"d571c\">Average asking rents for shared accommodations decreased 6.5% annually in Ontario to $1,034 and by 5.9% annually in B.C. to $1,132. Shared accommodations in Vancouver experienced a 13.3% year-over-year drop to an average of $1,283, while inching up 0.8% in Toronto to reach an average of $1,244. In Ottawa, shared accommodation rents surged 17.8% in the past year to an average of $1,113.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/21_-_AARSA_-_SEPT2025.width-800.png\" alt=\"21 - AARSA - SEPT2025\" width=\"800\" height=\"501\" \/><\/p>\n<p><b>You can check out the previous rent reports<\/b>\u00a0<a href=\"https:\/\/rentals.ca\/blog\/canada-national-rent-reports\"><b>here<\/b><\/a><\/p>\n<\/section>\n<section class=\"content-block\"><a name=\"rentalsca-data\"><\/a><\/p>\n<h2>Rentals.ca Data<\/h2>\n<p data-block-key=\"6opnr\"><i>The data used in this analysis is based on monthly listings from the Rentals.ca Network of Internet Listings Services (ILS). This data differs from the numbers collected and published by the Canada Mortgage Housing Corporation (CMHC).<\/i><\/p>\n<p data-block-key=\"76aqg\"><i>The Rentals.ca Network of ILS\u2019s data covers both the primary and secondary rental markets and includes basement apartments, rental apartments, condominium apartments, townhouses, semi-detached houses, and single-detached houses. CMHC\u2019s primary rental data only includes purpose-built rental apartments and rental townhouses. CMHC also collects data on secondary market rentals, but this is reported separately.<\/i><\/p>\n<p data-block-key=\"ci0oq\"><i>CMHC\u2019s rental rates are based on the entire universe of purpose-built rental units (rental stock), regardless of rental tenure. CMHC rental rates are reflective of what the average household spends on rental housing and not the current market rents for vacant units. The data used in this report is based on the asking rates of available (vacant) units only and reflect on-going trends in the market. This covers a smaller sample size but is more representative of the actual market rent a prospective tenant would encounter. The Rentals.ca Network of ILS\u2019s data typically provides much higher rental rates compared to CMHC, as vacant units typically reset to market rates when not subject to rent control.<\/i><\/p>\n<p data-block-key=\"b9s8m\"><i>The average and median rental rates in this report can also skew higher than CMHC\u2019s data for the following reasons: the inclusion of larger more expensive unit types such as single-family homes, townhouse units, and large luxury condominium units; the presence of duplicate or multiple listings at the same property and the survivorship bias where more expensive or over-priced units take longer to lease and remain in the sample longer.<\/i><\/p>\n<p data-block-key=\"7nkpu\"><i>Properties listed for greater than $5,000 per month, and less than $500 per month are removed from the sample.
