The 3.6% year-over-year rent decline in July is greater than the 2.7% decline recorded in June and suggests that rent declines are likely to continue compounding.<\/p>\n<p data-block-key=\"ei8vl\">Despite the dip in rents during the past year, average asking rents in Canada remain 2% higher than the level from two years ago ($2,078), and 11.1% higher than the level from three years earlier ($1,908).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/1_-_AARAPT_-_AUG2025.width-800.png\" alt=\"1 - AARAPT - AUG2025\" width=\"800\" height=\"489\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/2_-_ACAARAPT_-_AUG2025.width-800.png\" alt=\"2 - ACAARAPT - AUG2025\" width=\"800\" height=\"479\" \/><\/p>\n<p data-block-key=\"4ptou\">Short-term metrics show average rents are gradually falling into decline, leading into the fall and subsequent winter months that typically see slower rental activity. On a 12-month rolling basis, rents are in decline, down 3.6% from last year. The three-month average shows a longer-term trend of flattening, with rent growth fluctuating and in July recording a 0.3% decline from April 2025.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/3_-_AC12MMAARAPT_-_AUG2025.width-800.png\" alt=\"3 - AC12MMAARAPT - AUG2025\" width=\"800\" height=\"480\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/4_-_TMCAARAPT2_-_AUG2025.width-800.png\" alt=\"4 - TMCAARAPT2 - AUG2025\" width=\"800\" height=\"460\" \/><\/p>\n<p data-block-key=\"cg6e\"><b>Purpose-built Rents Up 23% in Past Three Years<\/b><\/p>\n<p data-block-key=\"ctj0n\">Asking rents for secondary market units continue to experience the largest overall annual declines in July, with Condo apartment rents down 5.7% ($2,202), and houses\/ townhouses show the largest declines at 8.2% ($2,170). Purpose-built apartments declined 1.7% to an average of $2,095. Unlike the remaining property types, purpose-built apartments show growth past the one-year mark with rents increasing 7% since 2023, and 23% since 2022. During this time, condo rents have been effectively flat with little to no movement in the past 3 years (0.3%), and rents in houses and townhomes declined marginally by 1.8%. Although purpose-built rentals have shown substantial growth over the past 3 years, they remain more affordably priced than the secondary market. With asking rents in purpose-built rentals on average $108 lower than condos, $75 lower than condos, and $26 lower than the national average. In addition to the average lower rents, purpose-built rental operators are increasingly providing incentives on available units that are not accounted for in reported rent changes.<\/p>\n<p data-block-key=\"12a9c\"><b>Studio Rents Have Performed Best During the Past Three Years<\/b><\/p>\n<p data-block-key=\"dj5ih\">Across all property types, one-bedrooms saw the greatest annual decline with rents falling 4.6% when compared to last year, two-bedroom units saw the second largest decline at 3.5%, while three-bedroom and studio units recorded smaller annual declines at 1.9% and 0.6% respectively. Over the past 2 and 3-year periods, rents grew across the board with studios reporting the highest growth at 11.4% over two years and 19.7% over three years, while two-bedroom units reported the second highest rent growth at 3.5% over two years, and 14.3% over three-year periods.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/5_-_CAARPTC_-_AUG2025.width-800.png\" alt=\"5 - CAARPTC - AUG2025\" width=\"800\" height=\"480\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/6_-_CAARUTAPT_-_AUG2025.width-800.png\" alt=\"6 - CAARUTAPT - AUG2025\" width=\"800\" height=\"479\" \/><\/p>\n<p data-block-key=\"3si12\"><b>Three-Bedroom Purpose-built Rents Up 3% from Last Year<\/b><\/p>\n<p data-block-key=\"eqghk\">Not all three-bedroom units are the same, and while average rents are growing, purpose-built rentals and condos are moving in different directions. While purpose-built apartments show growth of 3.3% from last year($2,743), condos report a decline of 2.5% ($2,926) annually.<\/p>\n<p data-block-key=\"f3707\"><b>Three-Bedroom Apartments are Priced on Average $198 Below Their Condo Counterparts.<\/b><\/p>\n<p data-block-key=\"cqqjt\">Condos, on average, are more expensive than their purpose-built counterparts and are showing annual rent declines as the market continues to consolidate rents around the market average across all property types. The most expensive properties experience downward rent pressure, while more affordably priced units report rent growth.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/7_-_AARAUTC_-_AUG2025.width-800.png\" alt=\"7 - AARAUTC - AUG2025\" width=\"800\" height=\"480\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/8_-_ACARAUT_-_AUG2025.width-800.png\" alt=\"8 - ACARAUT - AUG2025\" width=\"800\" height=\"480\" \/><\/p>\n<\/div>\n<\/section>\n<section class=\"content-block\"><a name=\"provincial-overview\"><\/a><\/p>\n<h2><span style=\"color: #00ccff;\">Provincial Overview<\/span><\/h2>\n<div class=\"flourish-embed flourish-table\" data-src=\"visualisation\/24588168\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24588168\/thumbnail\" width=\"100%\" alt=\"table visualization\" \/><\/noscript><\/div>\n<div class=\"flourish-embed flourish-table\" data-src=\"visualisation\/24588172\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24588172\/thumbnail\" width=\"100%\" alt=\"table visualization\" \/><\/noscript><\/div>\n<p data-block-key=\"in9ab\"><b>SK Leads with 4% Annual Increase and 32% Over Three Years<\/b><\/p>\n<p data-block-key=\"b53ri\">Saskatchewan remains the most affordable province, while also being the fastest growing province with annual growth of 4% for apartments and condos at an average of $1,384, approximately 34% below the national average. The second-highest three-year growth for apartment and condo rents was in Alberta (27.4%), followed by Manitoba (21.8%).<\/p>\n<p data-block-key=\"es47l\"><b>BC and Nova Scotia Lead Annual Rent Decreases<\/b><\/p>\n<p data-block-key=\"355jl\">Asking rents for purpose-built and condo rental apartments declined the most over the past year in Nova Scotia (the third least affordable province) and B.C., decreasing by 5.0% to $2,275 and 4.4% to $2,475, respectively. Meanwhile, Ontario, which represents the second-highest province by rent, recorded a 3% rent decline to an average of $2,325.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/9_-_AARPPBCRA_-_AUG2025.width-800.png\" alt=\"9 - AARPPBCRA - AUG2025\" width=\"800\" height=\"480\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/10_-_CAARPPBCRA_-_AUG2025.width-800.png\" alt=\"10 - CAARPPBCRA - AUG2025\" width=\"800\" height=\"479\" \/><\/p>\n<p data-block-key=\"gng0\"><b>One-Bedroom Rents Down the Most in BC, Alberta and Ontario<\/b><\/p>\n<p data-block-key=\"oqf7\">One-bedroom apartment rents fell the most over the past year and are accelerating with each month in B.C (-5.7%), Alberta (-5.3%), and Ontario (-5.1%). In previous months, SK, MB, and NS all show varying degrees of rent growth; however, rent declines continue to accelerate, leaving only Saskatchewan to post positive rent growth for one-bedroom units +1.8%. Manitoba continued to show limited movement at +0.4%, and Nova Scotia is now dipping into the negative at (-0.8%). Three-bedroom units, while not immune to this decline, continue to perform best in several provinces, including annual growth of 6.7% in Saskatchewan, 4.1% in BC, 3.4% in Quebec, and 0.4% in Ontario.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/11_-_AARPUTPBCRA_-_AUG2025.width-800.png\" alt=\"11 - AARPUTPBCRA - AUG2025\" width=\"800\" height=\"480\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/12_-_ACAARPPBCRA_-_AUG2025.width-800.png\" alt=\"12 - ACAARPPBCRA - AUG2025\" width=\"800\" height=\"480\" \/><\/p>\n<\/section>\n<section class=\"content-block\"><a name=\"municipal-overview\"><\/a><\/p>\n<h2><span style=\"color: #00ccff;\">Municipal Overview<\/span><\/h2>\n<div class=\"flourish-embed flourish-table\" data-src=\"visualisation\/24588155\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24588155\/thumbnail\" width=\"100%\" alt=\"table visualization\" \/><\/noscript><\/div>\n<div class=\"flourish-embed flourish-table\" data-src=\"visualisation\/24588164\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24588164\/thumbnail\" width=\"100%\" alt=\"table visualization\" \/><\/noscript><\/div>\n<p data-block-key=\"032qs\"><b>Calgary and Vancouver Post Largest Annual Rent Declines Among Canada\u2019s Top Markets<\/b><\/p>\n<p data-block-key=\"f6boe\">Among Canada\u2019s six largest markets, apartment rents recorded the largest annual declines during July in Vancouver (-9.6% to $2,803) and Calgary (-9.3% to $1,914), with more modest decreases in Toronto (-4.6% to $2,593) and Montreal (-1.6% to $1,971). While the previous month showed rent growth in Edmonton and Ottawa. July, which typically contains the greatest rent growth, pulled these markets into the negative at -0.9% each<\/p>\n<p data-block-key=\"chbuc\"><b>Since 2022, Edmonton Rents have Increased 27% while Vancouver Rents Declined 6%<\/b><\/p>\n<p data-block-key=\"8tsae\">Vancouver was the only major market which saw rents decline over the past 2 and 3 years (-16.1% and-5.6%), respectively. Toronto and Calgary were the only other markets which recorded rent declines over the previous 2 years at (-9%) and (-6%). Ottawa and Edmonton showed the strongest growth and resilience, posting positive growth over the 2 and 3 periods.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/13_-_AARC6LM_-_AUG2025.width-800.png\" alt=\"13 - AARC6LM - AUG2025\" width=\"800\" height=\"481\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/14_-_CAAR6LMPBCRA_-_AUG2025.width-800.png\" alt=\"14 - CAAR6LMPBCRA - AUG2025\" width=\"800\" height=\"458\" \/><\/p>\n<p data-block-key=\"2ja5s\"><b>Three-Bedroom Units Show Resilience and Growth<\/b><\/p>\n<p data-block-key=\"84mlk\">Calgary reported the highest rate of decline across all three unit types, with three-bedroom units posting the greatest declines at (-15.8%) to $2,387. Vancouver apartment rents fell the most over the past year for one-bedroom units (-9.5% to $2,513), while Toronto saw its largest declines in two-bedroom units (-8.5% to $2,942). Vancouver, Montreal, Ottawa and to a lesser extent Edmonton all reported rent growth for three-bedroom units (+6.4%, +2.8%, +1.1%, and +0.9% respectively). The positive shifts in select unit types are related to compositional changes in listings towards newer and higher-rent units coming to market.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/15_-_AARBT6LM_-_AUG2025.width-800.png\" alt=\"15 - AARBT6LM - AUG2025\" width=\"800\" height=\"480\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/16_-_ACAAR6LMPBCRA_-_AUG2025.width-800.png\" alt=\"16 - ACAAR6LMPBCRA - AUG2025\" width=\"800\" height=\"480\" \/><\/p>\n<p data-block-key=\"31gu1\"><b>B.C. Cities Top the Charts of Most Expensive, While Prairies Lead Affordability<\/b><\/p>\n<p data-block-key=\"19g31\">North Vancouver maintained its position as the most expensive market in Canada, with an average apartment rent of $3,043 in July. Outside of Vancouver and North Vancouver, the cities with the highest average apartment rents in B.C. were represented by Richmond ($2,703), Coquitlam ($2,689), and Burnaby ($2,621). In Ontario, the markets with the highest average apartment rents outside of Toronto were Oakville ($2,688) and Markham ($2,510), while Westmount held the position as the most expensive market in Quebec with an average apartment rent of $2,563.<\/p>\n<p data-block-key=\"606cp\">Seven of the ten most affordable markets in Canada based on average apartment rents are located in the prairie provinces, with Lloydminster Alberta ranked first ($1,203), Regina Saskatchewan down to fourth from fifth place in July ($1,408), Quebec City Quebec ranked tenth ($1,595), and Winnipeg Manitoba which typically ranks tenth moved up to eleventh ($1,619). The most affordable markets in Ontario were Sarnia ($1,663), Windsor ($1,710, and Welland ($1,766).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/17_-_HAARPBCRAT25_-_AUG2025.width-800.png\" alt=\"17 - HAARPBCRAT25 - AUG2025\" width=\"800\" height=\"504\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/18_-_LAART25_-_AUG2025.width-800.png\" alt=\"18 - LAART25 - AUG2025\" width=\"800\" height=\"447\" \/><\/p>\n<p data-block-key=\"vadj\"><b>Ontario Market Sees Fastest Growth<\/b><\/p>\n<p data-block-key=\"52tus\">Two of the top five fastest growing markets were located in Ontario, with Kingston (+12.3%) taking the top spot and Stratford(+9.0%) in third place. Two prairie markets made the top 5 rankings, including Saskatoon(+9.7 %) at second place, and St. Albert is fourth at 8.6%, while Vaudreuil-Dorion, Quebec, rounded out the top five with 7.6% year-over-year growth. Nanaimo represents the only B.C. market to make the list of fastest growing municipalities, taking on 13th place with an annual growth of 1.9%. Overall, Ontario and Alberta represented two-thirds of the fastest-growing municipalities, with the remaining split between Quebec and Saskatchewan.<\/p>\n<p data-block-key=\"95t01\"><b>B.C. and Ontario Markets Post Largest Rent Decreases<\/b><\/p>\n<p data-block-key=\"7agh7\">Outside of C\u00f4te Saint-Luc, where rents continued to be impacted by a compositional shift in listings away from higher-priced projects, the largest year-over-year declines in apartment rents in July were represented by markets located in B.C. and Quebec. This included Surrey (-12.7%), Burnaby (-11.5%), and Westmount (-9.7%). Dartmouth Nova Scotia jumped into the rankings with the third-highest annual decline in average rents (12.2%).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/19_-_ACAR15FGM_-_AUG2025.width-800.png\" alt=\"19 - ACAR15FGM - AUG2025\" width=\"800\" height=\"518\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/20_-_ACAR15SGM_-_AUG2025.width-800.png\" alt=\"20 - ACAR15SGM - AUG2025\" width=\"800\" height=\"475\" \/><\/p>\n<p><b>You can check out the previous rent reports<\/b>\u00a0<a href=\"https:\/\/rentals.ca\/blog\/canada-national-rent-reports\"><b>here<\/b><\/a><\/p>\n<\/section>\n<section class=\"content-block\"><a name=\"rentalsca-data\"><\/a><\/p>\n<h2>Rentals.ca Data<\/h2>\n<p data-block-key=\"6opnr\"><i>The data used in this analysis is based on monthly listings from the Rentals.ca Network of Internet Listings Services (ILS). This data differs from the numbers collected and published by the Canada Mortgage Housing Corporation (CMHC).<\/i><\/p>\n<p data-block-key=\"76aqg\"><i>The Rentals.ca Network of ILS\u2019s data covers both the primary and secondary rental markets and includes basement apartments, rental apartments, condominium apartments, townhouses, semi-detached houses, and single-detached houses. CMHC\u2019s primary rental data only includes purpose-built rental apartments and rental townhouses. CMHC also collects data on secondary market rentals, but this is reported separately.<\/i><\/p>\n<p data-block-key=\"ci0oq\"><i>CMHC\u2019s rental rates are based on the entire universe of purpose-built rental units (rental stock), regardless of rental tenure. CMHC rental rates are reflective of what the average household spends on rental housing and not the current market rents for vacant units. The data used in this report is based on the asking rates of available (vacant) units only and reflect on-going trends in the market. This covers a smaller sample size but is more representative of the actual market rent a prospective tenant would encounter. The Rentals.ca Network of ILS\u2019s data typically provides much higher rental rates compared to CMHC, as vacant units typically reset to market rates when not subject to rent control.<\/i><\/p>\n<p data-block-key=\"b9s8m\"><i>The average and median rental rates in this report can also skew higher than CMHC\u2019s data for the following reasons: the inclusion of larger more expensive unit types such as single-family homes, townhouse units, and large luxury condominium units; the presence of duplicate or multiple listings at the same property and the survivorship bias where more expensive or over-priced units take longer to lease and remain in the sample longer.<\/i><\/p>\n<p data-block-key=\"7nkpu\"><i>Properties listed for greater than $5,000 per month, and less than $500 per month are removed from the sample.
