On a 12-month rolling basis, average asking rents in Canada decreased by 1.5% annually in June, while more recent changes indicate a 0.3% increase since March 2025.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/3_-_AC12MMAARAPT_-_July_2025.width-800.png\" alt=\"3 - AC12MMAARAPT - July 2025\" width=\"800\" height=\"572\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/4_-_3MCAARAPT_-_July_2025.width-800.png\" alt=\"4 - 3MCAARAPT - July 2025\" width=\"800\" height=\"533\" \/><\/p>\n<p data-block-key=\"9alem\"><b>Purpose-built Rents Up 25% in Past Three Years<\/b><\/p>\n<p data-block-key=\"4qrbm\">Asking rents for secondary market units continued to experience the largest annual declines in June, with condo apartment rents down 4.9% and rents within houses and townhomes down 6.6%. While purpose-built rents recorded a small 1.1% annual decline in June, they were 9.8% higher than two years ago and 24.6% higher than three years ago. Meanwhile, condo rents have recorded barely any growth over the past three years (+1.6%) and rents in houses and townhomes were 0.2% lower than three years ago. Note, however, that purpose-built rental operators are increasingly providing incentives on available units that are not accounted for in reported rent changes.<\/p>\n<p data-block-key=\"8t9o8\"><b>Studio Rents Have Performed Best During Past Three Years<\/b><\/p>\n<p data-block-key=\"1m2gh\">Across all property types, one-bedroom and two-bedroom units both saw rents fall 3.5% compared to a year ago, while studio and three-bedroom rents both recorded a smaller 0.4% annual decrease. Over the past two- and three-year periods, rents have grown the most for studios, with increases of 12.2% and 19.3%, respectively.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/5_-_CAARPT_-_July_2025.width-800.png\" alt=\"5 - CAARPT - July 2025\" width=\"800\" height=\"514\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/6_-_CAARUTAPT_-_July_2025.width-800.png\" alt=\"6 - CAARUTAPT - July 2025\" width=\"800\" height=\"539\" \/><\/p>\n<p data-block-key=\"47hke\"><b>Three-Bedroom Purpose-built Rents Up 4% from Last Year<\/b><\/p>\n<p data-block-key=\"64aon\">Rents continued to rise for three-bedroom apartments in purpose-built rental properties, up 4.4% annually in June to an average of $2,755. Studio rents in purpose-built rentals edged up 0.2% from last year to $1,617, while one- and two-bedroom rents decreased 2.6% (to $1,878) and 2.2% (to $2,286), respectively. Ontario followed with a 2.3% year-over-year decline in apartment rents to an average of $2,329, with milder annual decreases in Manitoba (-1.3% to $1,625), Quebec (-0.9% to $1,960), and Nova Scotia (-0.1% to $2,268). While Saskatchewan was the only province to record growth in apartment rents compared to a year ago (+4.2%), average rents remained the lowest in the country at $1,396.<\/p>\n<p data-block-key=\"n5i4\"><b>Alberta and Saskatchewan Rents Up More than 30% in Three Years<\/b><\/p>\n<p data-block-key=\"ccdbd\">Ontario and B.C. were the only provinces to record a two-year decrease in apartment rents, declining 3.6% and 3.1%, respectively. Compared to three years ago, apartment rents in B.C. were up 6.2% and Ontario rents were up 5.4%. The largest three-year gains for apartment rents were in Alberta (+32.8%) and Saskatchewan (+36.2%).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/9_-_AARPPBCRA_-_July_2025.width-800.png\" alt=\"9 - AARPPBCRA - July 2025\" width=\"800\" height=\"540\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/10_-_CAARPPBCRA_-_July_2025.width-800.png\" alt=\"10 - CAARPPBCRA - July 2025\" width=\"800\" height=\"497\" \/><\/p>\n<p data-block-key=\"djn84\"><b>One-Bedroom Rents Down the Most in BC, Alberta and Ontario<\/b><\/p>\n<p data-block-key=\"3dflv\">One-bedroom apartment rents fell the most over the past year in B.C (-4.7%), Alberta (-4.4%), and Ontario (-3.6%), while recording annual growth of between 1.0-1.8% in Saskatchewan, Manitoba, and Nova Scotia. Three-bedroom apartment rents continued to perform best in several provinces, including annual growth of 6.0% in B.C., 4.5% in Saskatchewan, 3.3% in Quebec, and 1.5% in Ontario.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/11_-_AARPUTPBCRA_-_July_2025.width-800.png\" alt=\"11 - AARPUTPBCRA - July 2025\" width=\"800\" height=\"516\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/12_-_ACAARPPBCRA_-_July_2025.width-800.png\" alt=\"12 - ACAARPPBCRA - July 2025\" width=\"800\" height=\"514\" \/><\/p>\n<\/section>\n<section class=\"content-block\">\n<h2><span style=\"color: #00ccff;\">Municipal Overview<\/span><\/h2>\n<div class=\"flourish-embed flourish-table\" data-src=\"visualisation\/24371858\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24371858\/thumbnail\" width=\"100%\" alt=\"table visualization\" \/><\/noscript><\/div>\n<div class=\"flourish-embed flourish-table\" data-src=\"visualisation\/24340247\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/24340247\/thumbnail\" width=\"100%\" alt=\"table visualization\" \/><\/noscript><\/div>\n<p data-block-key=\"032qs\"><b>Calgary and Vancouver Post Largest Annual Rent Declines Among Canada\u2019s Top Markets<\/b><\/p>\n<p data-block-key=\"f6boe\">Among Canada\u2019s six largest markets, apartment rents recorded the largest annual declines during June in Calgary (-7.9% to $1,927) and Vancouver (-7.0% to $2,830), with more modest decreases in Toronto (-4.7% to $2,587) and Montreal (-2.3% to $1,966). Small annual increases in apartment rents were found in Edmonton (+0.6% to $1,573) and Ottawa (+1.0% to $2,199).<\/p>\n<p data-block-key=\"bpstu\"><b>In Past Three Years, Edmonton Rents Grew 32% and Vancouver Rents Declined 4%<\/b><\/p>\n<p data-block-key=\"5aur8\">Apartment rents have fallen over the past two years in Vancouver (-14.3%), Toronto (-8.0%), and Calgary (-4.0%). Vancouver was the only major city to see rents down compared to three years ago (-3.9%), while Toronto rents were up only 2.4% in the past three years. Edmonton posted the fastest two- and three-year increases for apartment rents among Canada\u2019s largest markets at 15.0% and 32.3%, respectively.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/13_-_AARC6LMPBCA_-_July_2025.width-800.png\" alt=\"13 - AARC6LMPBCA - July 2025\" width=\"800\" height=\"487\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/14_-_CAAR6LMPBCRA_-_July_2025.width-800.png\" alt=\"14 - CAAR6LMPBCRA - July 2025\" width=\"800\" height=\"454\" \/><\/p>\n<p data-block-key=\"2ja5s\"><b>Ottawa Rents Still Rising Across All Unit Types<\/b><\/p>\n<p data-block-key=\"61gro\">Three-bedroom apartment rents in Calgary experienced the largest annual decline during June (-10.3% to $2,424), while Vancouver apartment rents fell the most over the past year for one-bedroom units (-7.7% to $2,537) and two-bedroom units saw the largest annual decline in Toronto (-8.1% to $2,956). Apartment rents in Ottawa grew compared to a year ago across all unit types, led by a 3.7% increase in two-bedroom rents to $2,578. Annual growth was also recorded for three-bedroom apartments in Vancouver (+13.9% to $4,291), Montreal (+3.2% to $2,825), and Edmonton (+2.1% to $2,034), noting that the growth in Vancouver was related to a compositional shift in listings towards higher-rent units.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/15_-_AARBT6LMPBCRA_-_July_2025.width-800.png\" alt=\"15 - AARBT6LMPBCRA - July 2025\" width=\"800\" height=\"474\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/16_-_ACAAR6LMPBCRA_-_July_2025.width-800.png\" alt=\"16 - ACAAR6LMPBCRA - July 2025\" width=\"800\" height=\"467\" \/><\/p>\n<p data-block-key=\"4ab10\"><b>B.C. and Ontario Cities are Most Expensive while The Prairies are Most Affordable<\/b><\/p>\n<p data-block-key=\"fou55\">North Vancouver maintained its position as the most expensive market in Canada, with an average apartment rent of $3,084 in June. Outside of Vancouver and North Vancouver, the cities with the highest average apartment rents in B.C. were represented by Richmond ($2,769), Coquitlam ($2,700), and Burnaby ($2,642). In Ontario, the markets with the highest average apartment rents outside of Toronto were Oakville ($2,605) and Richmond Hill ($2,565), while Westmount held the position as the most expensive market in Quebec with an average apartment rent of $2,516.<\/p>\n<p data-block-key=\"67g2l\">Nine of the ten most affordable markets in Canada based on average apartment rents were located in the Prairie Provinces, including Lloydminster in Alberta ranked first ($1,235), Regina in Saskatchewan ranked fifth ($1,413), and Winnipeg in Manitoba ranked tenth ($1,625). Quebec City ranked ninth with average apartment rents of $1,574, while the most affordable markets in Ontario were Sarnia ($1,659) and Windsor ($1,692).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/17_-_HAARPBCRAT25M_-_July_2025.width-800.png\" alt=\"17 - HAARPBCRAT25M - July 2025\" width=\"800\" height=\"462\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/18_-_LAARPBCRAT25M_-_July_2025.width-800.png\" alt=\"18 - LAARPBCRAT25M - July 2025\" width=\"800\" height=\"454\" \/><\/p>\n<p data-block-key=\"fhrus\"><b>Several Quebec Markets See Fastest Rising Rents<\/b><\/p>\n<p data-block-key=\"6ijq\">For the second month in a row, the city with the fastest rising apartment rents was Longueuil, QC, with a 9.7% annual increase in June. Other Quebec markets ranked amongst the fastest-growing for apartment rents in June included Vaudreuil-Dorion (+8.4%), Laval (+2.9%), and Brossard (+2.8%). Abbotsford (B.C.) ranked second overall with annual rent growth of 8.9%, with Nanaimo representing the only other B.C. market ranked for growth with a 1.6% increase. In the Prairies, apartment rents grew fastest over the past year in Lloydminster (+7.4%) and Saskatoon (+6.3%), while rent growth in Ontario was led by Niagara Falls (+4.1%) and Windsor (+3.1%).<\/p>\n<p data-block-key=\"d3iic\"><b>B.C. and Ontario Markets Post Largest Rent Decreases<\/b><\/p>\n<p data-block-key=\"beeo2\">Outside of Cote Saint-Luc, where rents continued to be impacted by a compositional shift in listings away from higher-priced projects, the largest year-over-year declines in apartment rents in June were represented by markets located in B.C. and Ontario. This included Surrey (-10.7%), Richmond Hill (-10.2%), Burnaby (-9.5%), East York (-8.7), Cambridge (-8.7%), and Langley (-8.5%).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/19_-_ACARPBCA15FGM_-_July_2025.width-800.png\" alt=\"19 - ACARPBCA15FGM - July 2025\" width=\"800\" height=\"484\" \/><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/20_-_ACARPBCA15SGM_-_July_2025.width-800.png\" alt=\"20 - ACARPBCA15SGM - July 2025\" width=\"800\" height=\"506\" \/><\/p>\n<p data-block-key=\"8vekj\"><b>Shared Accommodation Rents in Ottawa Reach Record High<\/b><\/p>\n<p data-block-key=\"98l58\">For the seventh month in a row, asking rents for shared accommodations declined on an annual basis across the four provinces tracked for this form of rental. Average asking rents for shared accommodations decreased 5.1% year-over-year in June to $939.<\/p>\n<p data-block-key=\"a9g3t\">Vancouver represented the largest decrease in share accommodation rents with an 11.6% annual decline to an average of $1,301 \u2014 a more than two-year low. Relatively milder annual declines for shared accommodation rents were found in Calgary (-6.6% to $856), Montreal (-5.6% to $899), and Toronto (-3.9% to $1,188). Meanwhile, shared accommodation rents increased 3.3% year-over-year in Edmonton to an average of $856, with Ottawa seeing 12.8% annual growth to a record-high average of $1,058. Ottawa experienced a decline in the number of conventional shared accommodation units as co-living units, which are generally priced higher, gained prominence in the local market.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"richtext-image full-width\" src=\"https:\/\/images.rentals.ca\/images\/21_-_AARSASPC_-_July_2025.width-800.png\" alt=\"21 - AARSASPC - July 2025\" width=\"800\" height=\"486\" \/><\/p>\n<p><b>You can check out the previous rent reports<\/b>\u00a0<a href=\"https:\/\/rentals.ca\/blog\/canada-national-rent-reports\"><b>here<\/b><\/a><\/p>\n<\/section>\n<section class=\"content-block\">\n<h2>Rentals.ca Data<\/h2>\n<p data-block-key=\"6opnr\"><i>The data used in this analysis is based on monthly listings from the Rentals.ca Network of Internet Listings Services (ILS). This data differs from the numbers collected and published by the Canada Mortgage Housing Corporation (CMHC).<\/i><\/p>\n<p data-block-key=\"76aqg\"><i>The Rentals.ca Network of ILS\u2019s data covers both the primary and secondary rental markets and includes basement apartments, rental apartments, condominium apartments, townhouses, semi-detached houses, and single-detached houses. CMHC\u2019s primary rental data only includes purpose-built rental apartments and rental townhouses. CMHC also collects data on secondary market rentals, but this is reported separately.<\/i><\/p>\n<p data-block-key=\"ci0oq\"><i>CMHC\u2019s rental rates are based on the entire universe of purpose-built rental units (rental stock), regardless of rental tenure. CMHC rental rates are reflective of what the average household spends on rental housing and not the current market rents for vacant units. The data used in this report is based on the asking rates of available (vacant) units only and reflect on-going trends in the market. This covers a smaller sample size but is more representative of the actual market rent a prospective tenant would encounter. The Rentals.ca Network of ILS\u2019s data typically provides much higher rental rates compared to CMHC, as vacant units typically reset to market rates when not subject to rent control.<\/i><\/p>\n<p data-block-key=\"b9s8m\"><i>The average and median rental rates in this report can also skew higher than CMHC\u2019s data for the following reasons: the inclusion of larger more expensive unit types such as single-family homes, townhouse units, and large luxury condominium units; the presence of duplicate or multiple listings at the same property and the survivorship bias where more expensive or over-priced units take longer to lease and remain in the sample longer.<\/i><\/p>\n<p data-block-key=\"7nkpu\"><i>Properties listed for greater than $5,000 per month, and less than $500 per month are removed from the sample.
