How Canadian Renters are Voting in the Federal Election"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">Earlier this month, we launched our initial findings<\/span><a href=\"https:\/\/rentals.ca\/blog\/federal-election-survey-2025\"><span style=\"font-weight: 400;\"> on renter sentiment heading into the 2025 federal election<\/span><\/a><span style=\"font-weight: 400;\">. In it, we explored how renters plan to vote and how they feel about housing policy promises.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In our latest survey, we asked renters to choose up to three housing policies from a list pulled directly from party platforms, but without telling them which party proposed each policy. We wanted to strip away the party logos, colours, and affiliations and just ask renters to react to the <\/span><i><span style=\"font-weight: 400;\">ideas<\/span><\/i><span style=\"font-weight: 400;\"> themselves.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Then we cross-referenced their policy picks with their voting intentions.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The results? Sometimes aligned \u2014 but often, not at all.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This blog breaks down the top renter-backed policies and shows which parties renters are planning to vote for, even when they don\u2019t match the ideas they say they support.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2><span style=\"font-weight: 400;\">Which Housing Policies Do Renters Want?<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Before we dive into the mismatches, here\u2019s the <\/span><b>big picture<\/b><span style=\"font-weight: 400;\">: Renters strongly favoured three policies above the rest.<\/span><\/p>\n<p><b>Top 3 most effective policies according to renters:<\/b><\/p>\n<ol>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>National Rent Control Rules<\/b><span style=\"font-weight: 400;\"> (50%)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Government-built housing<\/b><span style=\"font-weight: 400;\"> (29%)<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Eliminating GST on homes under $1.3M<\/b><span style=\"font-weight: 400;\"> (27%)<\/span><\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Other policies \u2014 like foreign buyer bans or zoning reform \u2014 trailed significantly.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-4834\" src=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/HousingPoliciesAll.png\" alt=\"\" width=\"794\" height=\"993\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 794px, 100vw\" \/><\/p>\n<h2><span style=\"font-weight: 400;\"><br \/>\nPolicy vs. Party: The Rent Control Mismatch<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">The most popular policy by far was <\/span><b>national rent control<\/b><span style=\"font-weight: 400;\"> \u2014 a signature plank of the <\/span><b>NDP platform<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><br \/>\nBut when we looked at how respondents who selected rent control said they were voting, we found something surprising.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-4836\" src=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/RentControlHowVoting.png\" alt=\"\" width=\"815\" height=\"868\" srcset=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/RentControlHowVoting.png 815w, https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/RentControlHowVoting-480x511.png 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 815px, 100vw\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Only <\/span><b>13% of renters who picked rent control<\/b><span style=\"font-weight: 400;\"> are planning to vote for the <\/span><b>NDP<\/b><span style=\"font-weight: 400;\"> \u2014 the party actually proposing it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"> Meanwhile:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>39% plan to vote Liberal<\/b><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>26% plan to vote Conservative<\/b><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>15% are still undecided<\/b><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2><span style=\"font-weight: 400;\">Public Housing: A Multi-Party Proposal with Broad Appeal<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Next up: <\/span><b>government-built housing<\/b><span style=\"font-weight: 400;\">, another policy strongly associated with the NDP and some Liberal proposals.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">One of the top renter-backed policies in our survey was government-built housing, where the federal government directly funds and constructs new homes, often referred to as public housing.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">What\u2019s notable is that this policy appears in the platforms of the NDP, Liberals, and Green Party.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-4838\" src=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/GovernmentHousingHowVoting.png\" alt=\"\" width=\"813\" height=\"901\" srcset=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/GovernmentHousingHowVoting.png 813w, https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/GovernmentHousingHowVoting-480x532.png 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 813px, 100vw\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Even though three different parties are proposing some form of public housing initiative, many renters don\u2019t seem to associate the policy with any one party.<\/span><i><\/i><\/p>\n<p>&nbsp;<\/p>\n<h2><b>GST Cuts on Homes: A Conservative-Liberal Crossover?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The third most popular policy was the <\/span><b>elimination of GST on homes under $1.3 million<\/b><span style=\"font-weight: 400;\"> \u2014 a staple of the Conservative party&#8217;s housing platform.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-4840\" src=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/EliminateGSTHomesHowVoting-1.png\" alt=\"\" width=\"813\" height=\"900\" srcset=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/EliminateGSTHomesHowVoting-1.png 813w, https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/EliminateGSTHomesHowVoting-1-480x531.png 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 813px, 100vw\" \/><\/p>\n<p><span style=\"font-weight: 400;\">But here\u2019s the twist: more renters who liked this idea said they were voting Liberal than Conservative. The Liberals&#8217; proposed GST rebate applies only to new construction homes under $1 million, and is restricted to first-time homebuyers, but more respondents favoured the broader GST cut proposed by the Conservatives.<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>39%<\/b><span style=\"font-weight: 400;\"> said they\u2019re voting <\/span><b>Liberal<\/b><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>31%<\/b><span style=\"font-weight: 400;\"> said <\/span><b>Conservative<\/b><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>8%<\/b><span style=\"font-weight: 400;\"> said <\/span><b>NDP<\/b><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>15%<\/b><span style=\"font-weight: 400;\"> are <\/span><b>undecided<\/b><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2><b>So&#8230;Who\u2019s Proposing What?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">If you\u2019re curious, here\u2019s how these policies map back to party platforms.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-4842\" src=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/PlatformPoliciesParties.png\" alt=\"\" width=\"794\" height=\"1204\" srcset=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/PlatformPoliciesParties.png 794w, https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/PlatformPoliciesParties-480x728.png 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 794px, 100vw\" \/><\/p>\n<p><span style=\"font-weight: 400;\">We didn\u2019t show this to survey respondents, but now that the votes are in, the comparison is revealing. Renters support ideas from across the political spectrum, without much regard for their partisan source.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2><span style=\"font-weight: 400;\">Where Are Renters Leaning Overall?<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Across both of our 2025 election surveys, party preference among renters is split almost evenly:<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-4844\" src=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/Fed-Elec-2025-2-How-are-you-voting-both-surveys-combined.png\" alt=\"\" width=\"794\" height=\"669\" srcset=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/Fed-Elec-2025-2-How-are-you-voting-both-surveys-combined.png 794w, https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/Fed-Elec-2025-2-How-are-you-voting-both-surveys-combined-480x404.png 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 794px, 100vw\" \/><\/p>\n<p>&nbsp;<\/p>\n<h2><b>Who Do Renters Think Will Deliver on Housing?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Finally, we asked who they believe would be <b>most effective<\/b> on housing, regardless of vote.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-4845\" src=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/Prime-Minister-Housing-Policies-2.png\" alt=\"\" width=\"794\" height=\"700\" srcset=\"https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/Prime-Minister-Housing-Policies-2.png 794w, https:\/\/rentals.ca\/blog\/wp-content\/uploads\/2025\/04\/Prime-Minister-Housing-Policies-2-480x423.png 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 794px, 100vw\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Despite differences in platform support, renters gave the edge to leaders they associate with credibility and results.<\/span><\/p>\n<p><strong>Conclusion<\/strong><\/p>\n<p><span style=\"font-weight: 400;\">Overall, these survey results reveal an interesting insight into how renters are approaching the election and their opinions on housing policy. While voting intentions remain similar to national averages, reflecting a tight race between the Liberals and Conservatives, the most favoured housing policies come from across the party spectrum, with the top three policies picked by renters coming from the NDP, Liberals, and Conservatives.
