Promotional deals and move-in incentives for renters are harder to find in most Canadian cities as rents continue to rise and the pandemic becomes history.
The only exceptions are cities in the Prairie Provinces.
In a check for incentives in six Canadian cities, fewer promotions are being offered in the third quarter of 2022 than in the previous two years.
Promotions for renters were reviewed on the six rental sites of the Rentals.ca Network: Rentals.ca, Rentfaster.ca, RentBoard.ca, Louer.ca, TorontoRentals.com and RentCanada.com.
Incentives for Vancouver, the highest-priced city for renters in Canada, are almost non-existent, and promotional offers for Toronto renters are also hard to find.
Renters in Montreal have far more deals to consider than tenants in Toronto, but not as many as in the past two years.
A good number and variety of deals still abound for renters in Calgary, Edmonton and Winnipeg in the third quarter of 2022, but not as many as in the past two years.
Below are some examples of renter incentives offered by landlords and property managers for six of the largest cities in Canada.
1. Toronto
Not nearly as many promotions are being offered in the third quarter of 2022 in Toronto compared to the previous two year.
Most of the dwindling number of promotions are for one month free rent, and the incentives are mainly for older buildings.

Landlords and property managers are still offering a lot of promotions in the third quarter of 2022, but not as many as in the past two years.
But as in Toronto, a variety of promotional offers is lacking in Montreal with one and two months free rent being the most popular incentives.
